Building a house is a long relationship. Ours is designed to make it a pleasant one — predictable pricing, written communication, and a single team from the first site visit to the twelve-month care review.

Weeks 1–3

Discovery

We visit the site with you, hear the brief, and produce a written feasibility with preliminary budget bands. If the project is right for us — and we for it — we recommend an architect from our shortlist or work with yours.

Months 2–6

Design & Documentation

We sit alongside your architect through concept, town planning, developed design and construction documentation. Interior selections, engineering and services are coordinated in a single trade set.

Months 8–20

Construction

Fixed-price contract. One dedicated project lead. A weekly written report — every Friday, without fail — covering what was built, what's next, what needs your decision, and what it costs. Variations are approved in writing before we lift a hammer.

Handover & Care

A structured handover walk-through, a written maintenance schedule, and proactive care visits at three, six and twelve months. Small adjustments are part of the deal.

Questions we're often asked.

How long does a build take?+
A ground-up architectural home in Melbourne typically runs 14–20 months on site, plus 6–9 months of design and documentation. A whole-home renovation is usually 10–14 months. We publish a detailed program at contract.
Do you offer fixed price?+
Yes. Every project is delivered on a fixed-price HIA major works contract. Provisional sums are limited to items that genuinely can't be quantified before demolition.
Can we use our own architect?+
Yes — most of our clients arrive with a designer already. If you don't, we're happy to introduce two or three practices whose work we admire and whose documentation we know intimately.
What is your minimum project size?+
Our sweet spot is $1.5M–$8M in construction value. We occasionally take smaller renovations when the brief and craft align.
Do you build outside Melbourne?+
We build across Greater Melbourne, bayside and the Mornington Peninsula. Selected coastal projects on the peninsula are a significant part of our recent work.
